Lolita done did dirty a fine upstanding young Texas boy and ruined his life.The only way he could have made this implausible pass-the-buck story MORE of a cliche was explaining that he was cunningly plied with alcohol and she was well-known for having unstable relationships with lots and lots of guys and/or that he found out later that she had had several various mental health problems and/or that he knows she's separated now from her fifth husband who left her in a doublewide with eight kids by six different men, two of them mixed-race...hey Aaron, did Lester the Molester feed you anything like that about the person a court of law decided was HIS VICTIM?

Most investors will want to see skin in the game from someone pitching them an idea, so make sure you'll be joining as well over and above any sweat equity you'll be putting in.Also, never make promises on returns unless it will be a loan in which case if they don't get their monthly return, they will get the property through foreclosure, and this could ruin some friendships.

I would NEVER special order/ buy one smaller.Small people take baths/95 to 99 % adults take showers unless they grew up with or recently 'forced' to tub it.Make the shower,if thats what you have to do, as large as possible with a pan, then covered in river rock pebble floor,,,and ceramic tile the walls , over red guard,over cement board, over good insulation if its an outside wall,,,roxul is best, does NOT support mold like fiberglass,,,its spun from rocks.They also make a product you use INSTEAD of water when mixing your grout and its permanently sealed, forever,,,or use epoxy grout.Plastic or fiberglass enclosures are a joke and dont last from noon to dinner. crack, leak, get ruined often,,,are inferior product,,,and need special care, which renters dont EVER do.

Consider waiving the old fees and as others have said adopt a much higher fixed fee going forward to function as a strong deterrent, ensure the PM company enforces this and communicates it clearly to the tenant.Consider changing payment terms to weekly, bi-weekly etc to better match their cashflow, if you think it is beneficial to keep them and they are consistently late by the same intervalConsider your goals, landlords are in it to make money, but do not have to stomp out every puppy they see either, if someone is terminally ill or something, this is exactly how you ruin your brand/reputation.If the property still has positive cashflow and the cost of turnover is high, you should probably at least try to exercise the flexibility you have as an investor to keep tenants going through dire straits a chance to get steady again.
