The saddest part is that the drivers of the economy are the Stated Income borrowers (real estate investors, agents, attorneys, etc) and these people cannot get loans because they don't have W-2 income.

In my Opinion --you call the shots- If you are Enterpreneur type person and want to Invest and earn good profits--you should be in driver's seat -- If you need a partner ( J V ) for money --then just call it a loan --offer good interest rate and/ or equity sharing ( profit sharing) - but you control entire business - transaction.
