He even told me he knew better, but it was not that big of a deal either, but it coiuld have been and he just wasted his time and his partner probably lost faith in him (which is what his resal problem was with the whole thing).

If you are doing a contract in good faith, meaning you are truly interested in buying the property, you should indeed put some contigencies..
