Admittedly, they’ve been good tenants, and there is a problem, they’ve had clothes ruined by growth ( things that have sat in the closet for a while).

They also ruined a moveable cabinet that I had to have hauled away as trash. 

I had NEVER had a panic attack until I went through treatment for cancer.

Ruining it is not something I'm willing to do.

Mine has always been low; I was never willing to end up bankrupt or with ruined credit from a foreclosure.

There are good TK companies who don't screw their clients, unfortunately there are bad ones that ruin the reputation.  

Recently, pipes burst and ruined floors in a vacant unit and in the unit next door likely because the heat was not turned on, although they say it was...but the the other 27 occupied units were fine...Vet extensively, have a regularly schedule call/email with them, include extra vacancy and repair costs in your deal analyzer, and see if they perform...that's all you can do.

@Dwayne Poster I have absolutely seen many times where buyers had bad intentions and destroyed rural neighborhoods, thus ruining the friendships between the sellers and their former/current community members. 

If somebody is a stage 4 cancer patient and wants to try a new medication, why is that person considered a felon if that medication isn't FDA approved? 

You will likely need a new roof every 3-5 years as the hail will ruin it.
