I plan on moving into this new property and being a serial purchaser/ mover (sorry if that is not the correct term).

Group ( profesional investors guild) there ar some movers and shakers in that group and Matt Robinson the head Hog is a great mentor. 

I looked into Sharkbait and I liked the overall idea...but it definitely screams high maintenance.When I started receiving the NOD excel files my main goal was to figure out a way to filter and streamline the research process.

I actually have a terms account with local movers and this works very well.

Below is where I plan on starting out our discussions.The acquisition of the PM company we bought to add to our PM company was signed off in November but the finalization is January 1st, we have already started the process and we will have a smooth merger completed by the end of January.We will streamline our processes and systems by the end of the 1st quarter.I will create a streamlined start-to-finish investment process for clients by the end of the 2nd quarter.

For instance, given your interest in 203K loans I'll bet you could find reams of info by searching in the search box including discussions on when and when not to use them, the difference between original 203K loans and streamline 203Ks etc. 

The work isn't that extensive, so I'll be going the streamline 203K route.

I am a current resident of PDR and interested in opportunities in the neighborhood and in general networking with the shakers and movers.  

I understand that type of due diligence ultimately falls on the buyer but curious if there is anything that would allow finding these types of properties to be streamlined a bit.  2. 

I've just developed a contact with one of the partners of one of the biggest real estate development groups in my area. Having lunch or dinner with them would be an excellent opportunity for me. Being a bit star struc...
