If you do not have faith in your Realtor to be able to navigate this issue you need to speak with there broker in person and have them go over your options.  

Lastly, I always tell people to never take anything I or anyone else says on faith.

Legally you can but it won't get you far if there are issues, it will more than likely be seen as a frivolous amount and the contract not truly made in good faith.

For examples, well fargo won't loan to us, but they buy all our loans from good faith mortgage lol!

Sounds cool when you say it, but I like making fun.Anyways, I would also recommend developing your financing capabilities so that you can with good faith tell the seller that you are buying their house.
