I recently gutted that same bathroom a second time and over 30 years later, there wasn't a cracked tile to be found and I have to say there was good adhesion observed when going through the work of using a hammer drill and tile spade when removing the tile and Durock.

@Steve Hyduchak I won't pretend to know what is a better choice, pursuing a law career or not, but I will make this observation: While you are busy deciding whether or not to go to law school, your life has been moving along at a steady pace which will only increase as you age.

Instead of trying to be DF/SA pros. surround your self with individuals who are. good post and observation.

I don't have a lot knowledge with Real Estate, but ever since i started listening on Vincent's podcast a lot happen to my mind, each and every podcast is full of info the you need and what specially i observed is that it is not scripted, he is talking by experience.

I apologize if anyone felt attacked I was merely making an observation.

There's no point in having a contract with a tenant if you don't hold up your end and make timely and good faith efforts to enforce the terms.In our courts, the judges I've observed do not grant landlords late fees for previous months if no collection was attempted and documented.

(I'm sure he'd love to harvest some appreciation, but I have observed him in this financial relationship to be more about short-term thinking and instant relief from pressures than about any sort of investment mindset.)Fact: I am in the midst of selling two of my properties (with closings coming up this week and July 2)--and I am about to have a lot of liquidity until I reinvest.

First comes opinion, then we observe things to see if the things in our opinions are at all consistant.

Again-I am not advocating this approach-this is just my observation as to what is actually happening out there.
