You could send a message to a drive by and offer a virtual tour from your website locking you into the sale. 

The key is having good pictures, a video tour if possible, and then screening them prior to ever meeting them at the property.

We just had to find a way to buy from across the Pond, so we picked up three newer rentals (2 in Texas and 1 in Florida) while on our last overseas tour, and use property managers to handle the tenants.

Partner with a local Realtor and give "flipping" tours.

I can get a feel for them if I give them a tour of the place, but at that point I've already invested my time.

You can schedule with the associate if he/she wants to tour the property.

I have been inside the property a few years ago but I have not toured it recently.

I have only been looking at homes that my realtor has been sending and have not yet actually toured any homes.
