unless you have 1 million to invest, netting 10k per month is going to take a l o n g time. 40k will not get you a house, will get you to update a house or two at around $300 cashflow per month.there are many threads on here about getting to 15k per month, getting to 20k per month. lots of good feedback on there. i just gave you the quick explanation.

In fact many high consumption industries eventually leave for that reason.Several years ago we inherited a couple of old spinster tenants (14 years residency) that were paying large, but subsidized, NG heating bills, but only $500/month in rent.
