I have multiple properties in multiple states, and I find Quicken Rental Property Manager adequate for my accounting needs, plus it exports directly to TurboTax.  

I think you can export ~500 records/mo.

A city like Houston would likely swing back around in due time even if it has a crash in the energy sector because of its strong medical, education, labor, import / export shipping ports, technology, etc.So to break down Texas... you're most likely going to want to invest in the major cities.San Antonio - Best city in the state to invest in my opinion.

I can export the first 5k just fine.

The US is in negotiations with countries that were our imports and exports were not in our favor because no one would stand up for our interest.

I am NOT great at keeping track of things like this usually so simple would be good and maybe something that I could someday export into Quickbooks or something like that would be helpful. 

One thing to keep in mind is that Ybor is eclectic and historic, being one of the largest tobacco export in its heyday.

Since you have all of 2018 to do, I’d see what export formats are available for your bank (you’ll need web connect format for Quickbook Desktop and csv for Quickbooks Online).
