Not interested in brokering that stuff ( example repping a buyer on a 1 million property that hardly qualifies etc.) as it's heavy lifting and a small fee for time in.

Sure, some investors are in the 20%-30%+ range, but I don't plan to lift a finger and chances are they're hands-on in some capacity. 

I prefer to be out in the field doing business and lifting others up.

If you're not posting about your cost seg results in 2022 - are you even lifting, err, investing? 

On top of everything else, I have met the most supportive and awesome local people that I now call my accountability group that squad up, work together to take down deals, and just lift each other up weekly.

This is going to be a much heavier lift for cities than implementing the ADU laws.

This will alleviate the stress of having to make debt payments while your tenant(s) are in arrears and not paying.Unfortunately, I think you're going to have to wait to the courts re-open and lift the eviction moratorium in your state before you can move forward with any action against the tenant.

Sorry, no data......from my view:If one earned money from which to "fix-flip"(unless you have a Gen Contractors lic, have side time... whatever), my opinion, [CAUTION] South Florida is nonsense clown act, (synthetic growth), Irma money is overbuilding / lifting a false R/E data market, and thanks to local tax multipliers are up 1-2 points; only adds to "comfort levels" if looking at SOUTH FL,  Monroe/Miami-Dade / Broward , etc, the East coast of the State has no industry to fund usual and customary lease terms.

Place an appropriate bid though, don't just hyper lift.
