That can include roof, water heater, HVAC, plumbing, electrical, mold, rot, warped floor boards, bad foundation, termites, sink holes, fascinating animal occupants, bad reputations (that was a drug house or had a fire or was used for other things that I don't want to mention), and so on.

What happened last year is over and gone, unless you think things will reverse and go up in the next year.I'm betting we're hitting "Normal" (Pre Covid) inventories and "Normal" (Pre Covid) DOM with much higher interest rates and a slowing economy.I expect a 10% decrease in asking from April to December and we're already seeing 50% of lisings in the Phoenix area dropping their prices substantiallyIt's a "Trend" not a science
