The city came out and cut it and charged for it, since it wasn't paid, they foreclosed.When i stepped in the house It looked like the people left for a weekend and never returned.fridge was full of food/sink was full of dishes/closet full of clothes/etc. beds/couches/armoire/dressers/old videotel computer/old 3 channel tvsome i was able to sell on craigslist other things  donated/scrappedit was a task getting it cleaned out.

For example, I have a rental im fixing up now, but my own bedroom at home doesn't have a finished closet yet.

While there I would notice a few other small things that need fixing (A knob here a hinge on a cupboard a closet off track, new register covers where they are broke or bent etc) and let them know you are getting them fixed immediately for them because you want them living in a nice place.

Buy a couple of portable floor units or small window units and give tenant a time line for Central Air installation.

I converted the second family room into a bedroom by adding a closet ($1,000).

The tenant wants to buy a portable a/c as currently it's hot in Atlanta.They are requesting to buy 2 units from a nearby store and then return the units when the a/c is fixed. 

-There is no closet so it's not an official 4th bedroom. 

130K will get you closet in bay area or even CA in general :)!
