It will save us all a lot of hassle from upset realtors and property owners if you just ask permission to market the property before you just go and start marketing...I too would be upset if Joe just was marketing my property without my permission....These are tactics that give the business a black eye.

If the parts can't be purchased at a local hardware store, spend $600 to replace the water heater.I have no idea what the law is, but as far as I'm concerned, if one of my tenants didn't have hot water for nearly a week, I would expect them to be pretty upset, and I certainly wouldn't charge them rent for the time they were without hot water.
