I would ask for the materials you stated and if not familiar with the area of the listing I would drive the property and neighborhood and if still interested I would schedule a tour of the property.You will be looking for the bad stuff (foundation, roofs, lots of exterior wood rot, etc...) on a tour and also what state the made-ready units are in to determine what if any updating you may need to do to get the rents you are projecting

We visit or if you're out of time I use my cell or virtual tour the property.

They have shown you 90% of the homes you have toured, that makes it even worse!  

I meet with my mgmt team and tour my 154 unit I have there at least every 6 months.

(hey Joe).I'm not sure how computer savy you are but you could also do a live web cast tour of the house for those that won't come out.set up a web cast on 1 of the several site.

When I toured the property the dog seemed aggressive and was only held in the backyard by a short chain link fence which it could easily jump.

Long story short, he was very receptive of me, gave me a tour of the property and everything I needed except how  much was left on the mortgage to pay.

After a recent tour of all my rental properties, I quickly lost what little sympathy I had for late rent.
