My guess would be that most successful low income PM's have this down to a science.

Purchasing an upside NOI of $140,000 at $1,070,000 with that kind of leverage doesn't require rocket science to come to the conclusion that it's a good play.

I have acquired a Bachelors of Arts in Psychology and my Masters of Science in Social Work, Management, Leadership, and Community Planning (MLCP), which provides me the knowledge of organizational management, staff recruitment and training, policy and budget analysis.

Appraising is an art as well as a science, beauty is in the experienced eye of the beholder. :)
