(A bounced check, still have it).I had tried find a collection agent do the job for me but they didn't take it due to the small amount of claim.

On the 15th, the check was bounced.

Make a list of the most common lease violations like late rent, non-payment of rent, bounced check, unauthorized occupants, application screening, someone paid a deposit but then changed their mind and doesn't want to rent, unauthorized animals, abandonment, tenant wants to break lease early, noise violation, not mowing yard, etc.

I required the pet deposit and security deposit up front in certified funds and rent in exchange for keys (again in certified funds for the first month as that is always the payment that is most likely to bounce) on the first day of the lease.

Bank called said the check was going to bounce for NSF, I text her and told her this, she said her bank said it would be ok and push through.Check bounced as I told her it would, she is out of town on a cruise and said she couldn't  pay until she gets back and got nasty about my bank pushing it through and she shouldn't (but would) pay the late and bounced check fees upon returning Wed.She wanted to argue that she thought she had a 5 day grace and that's why she post dated the check.At this point, I just want to be done!

Most people who have been taken by this scam only hesitate briefly before wiring the money, as they have already "cashed" the doctor's check, they are sitting on a year's worth of prepaid rent and the dollar amount for the furniture is small in comparison, and believe that if the check were fake it would have bounced already.The cashier's check from the good doctor bounces roughly three weeks after the homeowner deposits it (contrary to popular belief, it takes financial institutions longer to figure out that a cashier's check is worthless, in comparison to a personal or corporate check).
