There are tax laws to follow- there's also gray areas and sometimes multiple elections you can make to handle something differently if you can justify it and it will be to the benefit of your big picture goal. 

Thanks everyoneNickThis is the biggest very-clear tax advantage without much gray area. 2 year and up to 500k if MFJ.This is the primary reason I keep selling primary aftre hitting 500k.

I feel like this is a very gray area for anyone, which is frustrating.

So @Jacob Thompson, are you going to advertise that the higher rent is because the electric is included?

After 20% down and some closing costs it would still leave you with a nice healthy set of reserve capital to make some improvements or float a few rocky months if your inherited residents didn't work out.I say this as somebody who has overextended and although it's worked out for me, spare yourself the gray hairs !
