The biggest out of pocket for me will likely be extending the half bath into a walk in closet adjacent to it so that the house is a 2 bath.I know that the financials become a bit convoluted with me using it as a residence, but that's a requirement of the FHA loan.

It has exceeded it's useful life and it is so much easier to replace it now, rather than waiting until it has leaked and ruined a tenant's clothes (water heater is in a closet).

My period expires Feb 10th and I've had to do all rehab (mold remediation, HVAC, plumbing) out of pocket so far.Knowing now what I've learned, I won't be going that route again.I still have basement waterproofing, drywall, two story deck to go before I can start in on the "handyman" yep stuff (closets, bathroom cabinets & fixtures, replacing missing lights, paints, floors, etc)
