She wants to turn the middle bedroom into a huge walk in closet .The back bedroom holds the water tank in the corner of the closet.  

My solution was to use portable AC units.  

The biggest out of pocket for me will likely be extending the half bath into a walk in closet adjacent to it so that the house is a 2 bath.I know that the financials become a bit convoluted with me using it as a residence, but that's a requirement of the FHA loan.

I have a few ideas of things I've considered doing and I would like any opinions on the subject from people who have been down this road.1- of the three bedrooms one of them is a master bedroom with a closet.

When you lay tile in a bathroom how do you deal with the closet flange?

-New flooring throughout-New cabinets and counters in kitchen-New appliances-New fixtures (Lights, ceiling fans, outlet/light plates)-Demo closet wall in bathroom to make more room-Tile in bathtub-New vanity in bathroom-New paintThey want 5000 as earnest money, I think it's that's a high asking price for earnest money.

I am not changing the dimensions of the room, just closing in the wall, adding a door, and a small closet inside.

I wound up having an alleged friend help me with adding on a master suite (bigger bedroom, walk in closet, and full spa like master bathroom.)

It has exceeded it's useful life and it is so much easier to replace it now, rather than waiting until it has leaked and ruined a tenant's clothes (water heater is in a closet).  

My period expires Feb 10th and I've had to do all rehab (mold remediation, HVAC, plumbing) out of pocket so far.Knowing now what I've learned, I won't be going that route again.I still have basement waterproofing, drywall, two story deck to go before I can start in on the "handyman" yep stuff (closets, bathroom cabinets & fixtures, replacing missing lights, paints, floors, etc)
