Once again thank you very much @ROY N If you meet the conditions for a high-ratio, insured mortgage on an owner-occupied, residential property, the minimum downpayment required is:5% on a SFR or duplex; or10% on a triplex or quadriplex.There is no best {conventional} lender in Canada - they all have strengths and weaknesses and are constantly shifting position w/r to being investor friendly.  

Ask to review your finances, maybe do a soft credit pull, find out your strengths and weaknesses and go from there.

"Read books " that will help with your weakness , For ex : being an engineer - I have issues with making decisions .

I'm assuming that the home is on the market.If I were representing the seller, I'd consider your offer exceptionally weak. 

And as a property owner, we hold the checkbook for the decisions of weak politicians.

They both have their strong and weak points.

You'll have to do some work, but get excited about your opportunity to turn most investors weakness into your strength.
