I've always had great credit and to think it can be hurt by an account that's not even mine is upsetting me.Also, FREE FUN FACT for those of you applying for a mortgage: My lender tells me that disputing a report while in the process of obtaining a mortgage can undermine the process as automatic underwriting won't look at a disputed report and manual underwriting can be less than successful.

The tenants will not be happy that rent is going up and the smoker will be upset that they are no longer technically allowed to smoke inside (they still will)  If you are also fixing/ rehabbing things on the property that will help soften the blow, but that is about all you can do.

If you don't, then you'll end up having someone with an ESA that never told you in advance, then all your no-pet tenants will be upset that they can't have a pet, which makes them pay $50 to get their ESA, etc.
