Are portable garages any good?

If you ask your insurer, I'm sure you will get the same response.Those portable storage containers sound like a good option for your buyer!  

They layout consist of kitchen dinning room living room big bathroom with only a shower and one bedroom with walking closet. oh and a half of basement rest is a crawl space, which is all cemented and clean.The way the layout is you could not make the dining room a second bedroom, would have to add a hallway, I think it would chop up the house.

It's the overhang of a roof which is attached to a storage closet which attaches to the house.

In a lot of places that simply means not adding a closet and it is no longer a bedroom. 

Currently the rear of the garden unit is divided up by walls to create a furnace room somewhat in the middle of it, and a second closet-type room to access the furnace room.

My home is 4 bedrooms but there is another room that is basically a bedroom without a closet.

If you get a narrow stackable combo unit they'll fit in almost any tiny closet.
