It's a very short read and really just a primer on the subject of triple-net leases (not to mention he fails to go into just how badly a commercial triple-net lease can go; unsurprising since he's a broker), but it provides an exit strategy to aspire to after succeeding in residential real estate after reading it and realizing the potential that can be had, I found it to be quite inspirational.

Once the roof deck is properly vented, I would increase the attic insulation to a minimum of R50 - R60.Windows & doors: Triple-glazed Energy Star certified windows would be my recommendation (about a 15-20% premium to the high-end certified double, glazed window) which are individually tuned {w/r to solar gain, visible light, thermal resistance, etc) for the exposure in which they are being installed.
