I think real estate like anything runs in Cycles statistically I have always learned that real estate runs in a seven-year cycle it goes up it goes down and then it goes sideways.There's a lot of reasons obviously why the market is what it is today and there's a lot of economic emotional and influential drivers that are keeping what we are seeing at this current time a but just like the way it is today it will change either for the better or for the worse and there's two things I can guaranteeThe market will go up and the market will crash at some point in the future.

I believe that we are very close to seeing a huge resurgence in that area, with the MedPace development being a huge driver of that--as well as spillover coming from Oakley and Hyde Park.

So plenty of things happening in Frisco, but not everyone can afford to live in Frisco and Prosper, so development will go north.New construction rarely works well for investment properties, so skip Princeton....also no demand drivers there to speak of.Another stat to look at is average wages then divide by 3 or 4 to get yearly rent people can pay.

Velocity of money is important, but I think the driver to accumulate as quickly as possible so they can hit their "number" and quit can put people into a very precarious position.

@Ronnie Mossotti, why didn't you have your driver pick them up and drive them to the Hilton where you would pay for their food, beverages, spa treatments and of course the cost of the hotel suite while you had all their carpeting replaced and re-painted the entire interior of their residence?
