Look no further than inexperienced sponsors who are hiring out for balance sheets and experience because they are in it before they are ready.Everybody wants to get into large syndications and look for the fast track.

They are great marketers, and often times because of their "inexperienced" list of buyers, they are able to sell their properties at a higher price than a more seasoned investor would pay.I have also heard second hand reports of them taking the $5,000 non-refundable down payment from these "inexperienced" buyers, even though they know they won't be able to close.

@Caleb HeimsothThere are two problems with having no liability insurance on a rental property: it's very hard to borrow money on the property without insurance on it and when you get sued for something that happened on the property, the lawyer does not have a policy to go after and will have to go after all your combined assets.A lot of inexperienced rental owners believe that as long as they have the property in an LLC, they've kept themselves safe, because that's what a lot of salesmen tell them, a whole lot of baloney about not "piercing the corporate veil."
