I use my state's Realtor and BAR approved lease that has all those standard clauses in them plus a few addenda that I feel are helpful (parking, mold, trash, no feeding wild animals, etc).You should be able to get your state's (probably GAR-BAR) lease from a google search, or here for a fee or free if you're pro. 

Riiiiiiiiiight.Not to say the Dow Jones alone is the true measurement of the "market" any more, but man, this is still a wild ride at the moment.

So it’s the combination of sweat equity, a little bit of luck , and a wild market they have our portfolio the value that it has today… I would encourage any and everyone to purchase small to medium multi family properties, roll up their sleeves and get to sweating that equity out!!

I don't recommend changing the characteristics of the property to comp, as these can be wildly different and make your comps inaccurate.

pretty wild.. so I kind of agree with you there no way for anyone to track this stuff in certain markets.
