Zoning prevents wild development(in many places,) houses which can be acquired well below replacement cost prevents wild development as well, and even if those factors didn’t exist, capital, time, and material constraints would prevent the market from being flooded with housing units.

I had a vendor there I funded for years he was not high volume but he would do 4 or 5 flips a year and he did very well with them..there was no crime like you get in the bigger markets and pretty stable area really.. can't go wild but he did a nice job and always sold what he rehabbed.

I think the request to follow up on our questions is a great tool for all involved on BP, and would encourage all users new and experienced to do so.I did complete my first flip on the deal referenced in the original thread, and it was by no means a wild success.

The rest of the internet is a freaking wild west shoot out of crappy info with regard to tax and real estate investing.There are a couple of CPA/EAs in the community who are pretty dedicated to trying to combat those posts and we go after it with a fervor.
