Fire damage is not for the faint at heart or the inexperienced.

You’ll noticed that the proponents of the “pay a lot of front” strategy in this thread fall into two categories: The contractors themselves, and relatively inexperienced investors who haven’t done a ton of deals.

It sounds like you're inexperienced so hire an attorney and do it right.

These guys may be just the cup of tea for a newbie needing mentoring.

I do see flips come on the market with what I would consider to be sub-par rehabs semi-regularly, but it's hard to know from a distance whether they did it intentionally just to pad their bottom line, if they're inexperienced, or if they just aren't good at what they do.

And though we have struggled a great deal, we are not exactly inexperienced.

@Ben C. when starting out in the flipping business it might be hard and/or really expense to get HML loans because you're inexperienced in the eyes of a HML.  

I definitely need to get more methodical.What's missing from the dog's picture, btw, is the tea cup sitting in front of her, as she was a guest at my daughter's tea party. :-)

We need MORE inexperienced people to enter the profession, with fresh eyes, eager minds, and an appetite for hard work.

This could very well be a scam or an inexperienced wholesaler.
