Im bouncing between short term rental and long term multiple family.

Always good to bounce ideas off locals and others that invest in the area.This may apply to most areas, but in a nutshell, yes if the numbers work.As of late, prices have become inflated for rental properties. 3 years ago, a used yet maintained 4plex was in the 250 to 300k range.

The market will bounce back shortly and rents will jump.Cheers

I went to college with him at Wichita State U and he's a good guy...I've been lucky enough he's let me shadow him in the past when he was getting started on his own and bounce things off of him over the years.

Some here mentioned that if tenant sent in rent without late fees or bounced check charges or whatever, they would use the money for those first, thus resulted in a partial rent payment, and this becomes a snowball month after month.
