I would just add though that in this shaky environment, don't be too aggressive on pulling all the cash out (as Stephanie said, 75% ARV and 100% of your costs will be hard limits), but no need to really stretch on that if cash flow is tight (likely given current market and rates).

Of course it's a possibility that that can happen but I think it's a stretch to say never work with one because of it.

If I were a betting man, I would point the area south of USC - west of the 110 freeway.The boundaries would be JEFFERSON BLVD to the north, SLAUSON to the south and stretching westward all the way to BALDWIN HILLS and ending at La Cienega on the western border of this rectangle of speculation.I've personally seen "in love" yuppies taking a sunday morning stroll at Central and MLK blvd.

If I do option 1 and wrap it in, my reasoning was to keep more cash on hand for future deals.If I do everything out of pocket, it would stretch me farther than I wanted but it's doable.
