It's instant and can't bounce or be disputed.

It's tough to say, on one hand if you can get an accurate count of permits both active and pending by calling the city, and figure out if with your timeline you could get an application in before the threshold is met then you have an instant moat on compitition in the area as it continue to develop.

Many senior sellers do not necessarily need to instantly cash out of their house.

But it seems to me the overwhelming discussion on BP is about finding properties at a significant market discount and adding value to build instant equity. 

The only down side is that its not instant like the other names.

A big mistake many newbies make is choosing an agent who just replies to all of their inquiries instantly- again, not necessarily a bad thing, but many times that is because the agent has nothing else going on. 

VRBO success is an enigma although having Instant Booking turned on is essential for traffic. 

They offer instant reports too (via SmartMove) but their expertise is in manual screening.
