I'm fairly new to investing in the area and often feel the need to bounce ideas off other area investors, but haven't seen many talking about what they do on BP. 

With that I see cap rates bouncing back relatively quickly on stable assets, but I think the days of the value add investment going for crazy high prices based on pro forma alone, is gone for a while.

Once you make 2-3 payments and they get reported, you will see it bounce back. 

Any time you can be with a group of people to bounce ideas, brainstorm, share stories and learn from successes and mistakes it's a good idea.

@Harlan Cox  Just spend the 1k get your RE license then you do not have to worry about it and expert agents in your state will teach you how to do it.. getting advice from strangers on the internet is not really that great of idea.. you can bounce things around like beach ball but remember who your talking to some stranger.

I would suggest sitting down with a local banker and bounce your questions off of them.

You don't need any special "tips or rules" you need a solid winning strategy—without a winning strategy—you're going to have to learn everything.Get ready, you'll bounce around from one idea to the next.

The good thing is, it seems sturdy, does not "bounce" when you jump on it.
