One great book I read was The Book on Flipping Houses by J Scott (published here).  

Another note as to the UBP, without the servicing history how do you know that no additional payment was ever made, that will through off all your calculations, so just accept the published UPB.

There's a forum category dedicated to rehabbing and flipping.I would strongly recommend picking up a copy of J Scott's books published by BiggerPockets, "The Book on Flipping Houses" and "The Book on Estimating Rehab Costs". 

They all publish data and Denver is definitely on the radar.
