It sounds as though they are inexperienced landlords (I just accepted my first renter today on our family home, my 18 and 20 year old kids are depressed and quiet, my husband has been glued to the T.V. since the renters left and I'm definitely feeling very sad and unsure of my new investing strategy!) 

Hi, this is my first post on the forum, really appreciate some advice on this:We don't normally rent to Section 8 tenant (so we are inexperienced in this).

It's very risky for an inexperienced investor to buy an out of state property and try to rehab it themselves.

I didn't realize then that I could have reported him, I was too inexperienced. 

This leads to certain individuals learning how to "game" the system and running into one of these characters is a real fear for landlords.As with anything a strong screening process and due diligence on the part of your lawyer can usually keep you safe but for someone inexperienced in the inner workings of Sect 8 it presents a real challange.

I wouldnt advise this but we were so eager and inexperienced that we put a lot of reno costs on out credit cards however, it actually worked out in the end.

It's not my "dream" car, nor is it everybody's cup of tea, but it's perfect for what I need it to do.If you don't pick up materials or appliances on a regular basis, a car will probably be best, but if you're hands on, you'll probably need a truck or a van.

Feeling inexperienced, and I don't want to leave money on the table.

Be sure you do some research on your deductions before you complete it and make sure you are in compliance with 704 and 134 in Wisconsin law.It seems you may be inexperienced in being a landlord, I recommend you join a local landlord association and start taking advantage of any classes or training they offer.

Just not my cup of tea.
