Like I said, I like going to these kinds of events, and so I try to keep track and see if they fulfill their promises.

It's the proverbial "self fulfilling prophesy"!!!  

I expect you only have to fulfill one of section 1, and maybe a few of section 2, but probably not all.

Also agree with Kyle, write your goals down, network with like minded people and be prepared to make the right choices to help you fulfil your goals.  

If you were planning to live in it and just wanted someone to pay your mortgage, then it is a different story and this could fulfill that purpose.

Lots of tech moving in (Amazon Fulfillment, CoreLogic, Options Clearing Corp, IBM, many others).

Might as well find someone good to help you, but you aren't obligated to stay in an agreement with someone who isn't fulfilling their end of the bargain.
