Just thinking out loud.Get the HD card for 10k limit.Buy materials directly at say cost is 4k then offer to pay if contractor wanted labor at 2k offer to buy them 4k in materials they can use for other jobs instead of paying them cash they get twice the value in materials for bartering the labor.You could even mix a small labor cash amount and then material credit together if they insisted on some cash.Huge companies might not do this but I can see a smaller outfit going for it.Never have done this just thinking out loud.You can then pay down the credit card over time with your new tenants rents.Also before employing this strategy do not go by the first estimate for rehab.Get multiple bids to see what the average is and materials and labor quoted.Make sure costs is all in.

If you don’t want to pay a buyer’s agent then so be it.....the buyer agent will/should move on to another property.If you expect the buyer to pay that fee, assuming they have the extra cash, then they will of course subtract that additional out of pocket expense from their offer.One thing to remember, the “market price” you are supposedly using is the price achieved when the property is exposed to the “whole market”, through an agent listing it and all buyer agents/buyers being exposed to it.If you insist on not going this route, and only exposing it to maybe 10% of the buyers out there, the ones not using an agent, then don’t expect “market price”.It’s much like a FSBO car seller thinking they will get same price a dealer does for the same car....they won’t reach nearly as many buyers and they aren’t paying a salesman to get the highest price.

If I agree with the numbers it is a deal.However, if lending to a homeowner who is having some temporary hard times I insist on a 3/1 income to expense ratio in addition to evaluating the property.
