As long as you fulfill your duties as the buyer, and act ethically, the sellers credit will improve from your timely payments and you have lifted the burden of dealing with the mortgage company from the seller.

When you purchase the appliances make sure it includes them putting the new ones in so you don't have to to the heavy lifting and then labor is included in that.

Extra precautions and trust building will be necessary in things like Airbnb or other STR’s once state business restrictions are lifted. 3-6 months is my time frame for the end of the first wave, the resumption of business as usual, and the end or middle of the second wave.
