I've heard of inflated prices every year for the past decade, even with the minor adjustment we experienced in '22 & '23, prices are starting to bounce back and expected to rise as we enter the next 10 year cylce.As far as "best" approach.

If just a short sale the credit can bounce back quickly in under a year in some cases.

Know what you can and can't do with late fees, security deposits, bounced checks, pet, etc.

But, my family also bounces back and forth to Lake Tahoe so there's always an eye on things. 

The reason I chose this area is because the taxes and insurance seem pretty low, and also because a friend of mine who owns a lot of property all over the country is getting into long term buy and hold rentals there, and did advise that we can bounce off of each other there and share strategies/contacts etc. 

I’m buying and holding cash flow rentals in the area and need allies in the area that can work with me and bounce ideas off me. 

A good attorney and accountant are the best ones to bounce these ideas off of.

Pick 1 marketing channel and stick with it until you see success, bouncing around doesn't work.
