The attorneys, phase one inspection, surveys, closing costs, appraisal, etc. costs a bunch of money in commercial so the goal is to drill down as much as possible and verify numbers and condition of the property and loan chance approval before spending any money.

I just received the Survey Report of the land that property sits on and here is how it is laid out:· 2.75 acres of land· About 1 acre which is slightly away from where the housing structure sits is where the Surveyor designated as a flood (+ Low swampy area) area next to a creek.· That area is about .4 acres away from the housing structure· The housing structure sits on a slightly elevated land (flood potential free).· The area has a great schools – one of the best in the County and it is very close to the schools as well as shopping area and to the main road.

I understand the majority of it is driving, but I would prefer to get a decent survey of the home before investing even more time and money to call/mail the owner about it (and possibly not even hear back).

Will the surveyor know what to include in the survey or is it my responsibility to consult with the county and inform the surveyor?

Worst case is that it would have to be demolished.Also, the survey that the town had on file was too faded to read, so we'll need to hire a professional survey company to create a totally new one.Plus the minutia of the things the town inspects is just frustrating.

If the seller has a survey with the CAD file already that would help.
