That alone doesn't look like it would be enough to make up for the height difference(the decking only adds about an inch) so you might need to add some 2x4's to the surface of the stoop in addition to the 2x10's on the side and screw the decking on top of those.

Finishes are (basically the same)If 1 comp is in front of RR tracks, HV power lines or anything wierd throw it out.Comps on other side of highly trafficked surface street throw it out.Make sure your comps are in same school district, water, utility etc.Really all the comps are for is to get as accurate (as possible) a picture of what ARV could be.theres lots of books out there, heck Google it I go down the rabbit hole.

Time tested trick.No difference in paint, the issue is the siding...the stores sell T1-11 with a rough surface, this house was built with T1-11 with a smoother surface.
