It is my observation that people will bring a property down to the level they are accustomed to.This contractor insisted that if we did some work (leveling kitchen floor, new vinyl, etc) that he could convince her to clean up her act and do a better job cleaning up.

I would argue to say that you can't just sever certain legal contractual rights and still insist that the contractual responsibilities remain in tact.So now I feel like I just opened up a can of worms.

Your area could be different depending on whether other investors are aware of the sales, and what the other investors' buying criteria are.I wouldn't worry much about a title search on repository properties, since the Judicial Sale process should extinguish all junior liens (except IRS which has 120 day right of redemption always).If you insist on doing title search on anything, then you can visit this link where you will find a collection of links where your answer can be readily found.
