This property has been well maintained and had a new roof put on four years ago.The biggest repairs I see are possible electrical update in one building and some Decks that need replacing on the outside.I see value ad because of the low rents and could possibly add covered parking or storage to increase the NOI.

Hot water heater, boiler) and may not necessarily increase the value of the property; and B) Improvements to the property that will increase the value of the property (e.g. paved driveway, new/replaced deck)There is a grey area for something like a new roof which is required over time but most likely won't increase the value as much as the parts/labor costed to install the roof.

I have been talking to various other Prefab companies and below is my analysis until now - a) Abodu - really nice adu, have a model that you can view in Redwood city. will cost around 230k all inclusive for under 500sf. 1b/1bab) Veev - pretty nice adu, have a model that you can view in East palo alto. will cost around 200k all inclusive for under 570sf, but 70sf is for covered deck, so essentially living space is around 500sf. 1b/1ba. good thing is they seem to be an established company and doing bunch of other construction projects in bay areac) Sonderpods - have not seen these yet, but i have been talking to them. their cost will be around 190k (doesnt include appliances cost) for 750sf, 2b/1ba.
