My lease, written by an attorney in that state (FL), said the security deposit can only be returned to one tenant when there are multiple adults.

But what happens if the tenant is over 18 and technically doesn't qualify to be on the lease--how much can I/should I charge for that extra adult who is living there?

I make each adult over 18 pay for the $25 fee and then I reimburse the fees to the chosen applicants.

ABC or one of those had an investigative report that all schools make that claim and get people to sign up. schools know that most adults will quit after a semester or two. it's a big scam but it's a big business, i guess.

May I ask on the application if there are any minor children who are under suspension / expulsion status from a public or private or have been found guilty of a felony or an act that would be considered a felony of committed by an adult?  

Andrew,That works fine with reasonably seasoned, responsible adults.  

I assume they are adults and they need to act accordingly.

Kids jumping on the beds and adults, well you know.  

Or do you sometimes let the parent sign and list the adult children as occupants?

I think $3000/mo is completely possible--obviously because you're doing it and are happy.I think people who have spent much of their adult life living beyond their means (i.e. having credit card balances and use home equity to pay bills) can't imagine it's possible to have fun without a lot of (new) toys and going to pricey places.
