There was always someone providing input about contracting out the dirty or labor intensive jobs.

All the drywall in the whole place had to go for me, very intensive on the timeline snd budget.

However, they are intense management and administration.

I too love old houses, not what I live in now but it is a challenge to maintain the wood windows and if you ever try to restore the old ones it is labor intensive. 

Generally expensive to file it though as it's time and technically intensive.

When I knew I was going to invest in RE for real, I hunkered down and started saving more intensely with the goal of saving 50% of my income.

@Kurt Winsley  any one gets hurt your in for a world of hurt I don't see how the benefits would out weight the risks. and tenants abuse these things.. friend of mine put all new basket ball hoops and BBQ units with table etc in his C class ( maybe lower ) Memphis apartment complex.. .the items did not last 60 days and they were either stolen or completely ruined.

Not saying its not done often, but keep in mind that your agent will be more than likely to pay the price for doing, so be upfront with them about your intensions

However, I had the carpets professionally cleaned yesterday, and now the carpet has an intense "wet dog" smell.I'm meeting my new tenant for a walk through tomorrow, and I hate that it smells.
