If my crew is on your job for 6 months full time , the customer is making our truck payments ,pay checks   fuel payments , insurance , taxes , shop rent , a portion of tools , cell phone , office staff , etc , AND a profit over and above all that . 

The low interest rates are fueling market into 2021, and have created a frenzy of buyers, even though there are a lot of people who can't buy, due to unemployment.

You'll be paying that in the form of higher energy prices and higher prices on anything you buy that is made with or transported via fossil fuel powered machines or vehicles (production machines, trucks, trains, airplanes, etc).

There are quite a few amateur wholesalers that are buying at retail prices, and to fuel that every wholesaler has a long list of novice investors who are willing to overpay for property (the latter part of that is probably a good thing for you).   

North Texas like Amarillo has some other industries but the whole state is very reliant upon fossil fuels.

The growth in placer county is being fueled by the large influx of Bay Area buyers .
