I would not bother wasting any time screening unless you would have consider renting the unit to two adults with a dog long term from the beginning.You need to determine standards and business practices from the get go and stick to them. 

This is in regards to adults with disabilities. 

If it says all adults have to be on the lease, then go with that.

Please note this is a family of 4 (2 adults and 2 young children) but their credit is not the best.

I've rented 3 bedroom properties to single people with no kids, a couple, a parent and a kid or a family with 2 adults and a couple of kids.

Someone lighting a fire under your butt or dangling a carrot shouldn't motivate a human adult.

You can only ask for the total number of adults and/or occupants.

I am not on good terms with the neighbors because I had a run in with one of the adults there on a separate matter.Today I had some workers at the property removing old, loose fence material that was piled against the existing fence.
