I see you go with swiss coffee trim rather than white.

Completely rebuilt it from the studs out, installed new wiring, new plumbing, HVAC, drywall, paint, trim and restored the original windows and hardwood floors.

Here's how to look at it, broken down by 'phase' with rough numbers since we have no idea what your building or what the lot looks like:- Foundation Block - $4/ft (height matters)- Framing per sq ft - 10/sf- Roofing per sq ft- 22/sf- Flooring per sq ft - $7/sf-  Paint/ Sheetrock/wall covering per sq ft-  Trim per sq ft - 7/sf- Exterior wall covering and trim per square ft -- ??

Wait till you have tree trimming or worse yet tree removal. 

The bricks at the planting beds at the front door are a bit messy and there are vines in the back and some other plants near the AC that need trimmed. 

T-12 actual expenses are 39% but there's a lot of fat to be trimmed in maintenance and water.

Maybe look for ways to trim costs, especially in the slow season, or add some unique items to the property to engage more nights booked.

I will be doing all that work myself then using plumbers & electricians to trim out the house.

Granted, lots of tech was fat trimming it's also prohibitive to (some) degree for growth.
