The bank will not cooperate with me to refinance, the home is in a less than stellar place so rent is not a great option, and my mom owed more than it is worth.

The challenge here (when you do find the owner) is convincing him/her to interact with the court sponsoring the auction in an expeditious manner that would "stay" the property  or temporarily delay the auction.Also he/she may not wish to cooperate with you at all knowing that you have a vested interest.

Anyways, you get the point...If you have a W2 job that precludes this - do it on the weekends/holidays or take a personal day when you have your ducks in a row and the weather is cooperating. 

Resist the temptation to have a chat in person with the tenant to try to get his cooperation, or to explain why you  are evicting.
