Hi Jeff,It depends where you live and exactly what you need done.Where I live, any tree related trimming and cutting down seems to always be over $1,000 and usually less than $2,000.I just finished a house and we bought the plastic, mulch, and bushes to plant (like 13 of them), and existing landscaping needed trimmed.

From plumbing to electrical, to restoring the hardwood flooring, adding removing walls, and refurbishing the countertops, cabinets, and trim work in the home.

I am pretty handy myself and have done all the trim, painting, flooring, doors, and mudroom cabinets in my house so I could do some repairs myself as well. 

You have to either do 100% of the management yourself, or you have to pay astronomical fees to have a management company rent the unit many times per year and pay to clean the unit inside and outside every time a guest moves out and you need to pay to change the linen, wash dishes, clean the refrigerator and stove, clean the floors, maintain the yard, trim trees, pay $3000+ per year to maintain a pool (if you have one) and place sundries in the bathrooms, etc.

We do specify certain things in leases: how often pet waste must be picked up, keeping dog nails trimmed, etc. 

Make sure to hire a plumber to insulate and heat tape the submeters really well if this park is up north where it gets cold.I recommend waiting then to increase rents until around month 3 after you’ve invested some CapEx dollars into the park through road improvements, tree trimming, new signage/fencing etc.

We also painted everywall and piece of trim.

They did demo , framing , pulled wire , hung drywall , tried finishing drywall , paint , install doors and trim . 

I plan to buy something that is in need of a moderate rehab, doing things such as flooring, painting, interior trim, appliances, etc.

Maximum sheen I would use is satin, but we actually use eggshell on all walls except bathrooms and satin on bathroom walls and trim.
