There's a number of us in SE MI doing a variety of flavors of investing in various areas.

The SE is just too low-income.

Since incomes are flat people aren't "moving up" per se like they've done in the past. 

yes  at least in most states you must work as an agent for a few years then you can take the brokers exam... although there was a post on BP about challenging the CA brokers exam straight away but that 0pportunity sunset according to the postAnd specifically not necessarily a company but you must hang your license with a broker who will supervise your activies it can be a broker who works from home does not have to be a company per se

Not a crime per se but almost - my drunk tenant about eight years ago almost burned down my rental property, which would have definitely been a crime because he would have killed people. 

It's not toxic, per se, but it will irritate your lungs and respiratory precautions should be taken.

There are several in SE Mass:  South Shore REIAHouse Flipping School You find them on Meetup, here on BP, and on FBPeople attend groups depending on where they are located at 5PM that night, the mix of attendees who normally attend, and the topic for that evening.
